2    3. Sellers are realizing that although they may have to sell their home for less than they would like to, it also means that they can by another home for less than they expected to, thereby evening out the costs.

3    4. Lenders who are regulating the market have softened a bit and are beginning to realize that in order to survive, they still need to provide mortgages to those who can qualify

4    5. Credit scores still count for a good deal of lenders decisions in providing mortgages, however, more and more lenders are looking more closely at peoples track records in addition to their credit scores.

5    6. FHA & VA loans are available and are very attractive for those who can qualify.
